Richmond Hill stretches roughly 15 kilometres north to south along Yonge Street, from the Toronto border at Steeles up to the rolling Oak Ridges Moraine. Richmond Hill housing stock is one of the more varied in York Region:
- 1960s–70s Yonge Street corridor (Richvale, older Langstaff, Mill Pond) — mature tree-lined streets with the original post-war bungalows. Kitchens have been remodelled repeatedly; appliances are usually current mid-brand. Galley-kitchen footprints mean slim-depth fridges and 24-inch dishwashers are more common than elsewhere in York Region.
- 1980s–90s expansion (Bayview Hill, Observatory Hill, parts of Doncrest) — larger detached homes with builder-grade appliance packages from their era, now 25 to 35 years old. Compressor and control-board failures are the volume work on this vintage.
- 2000s build-out (Jefferson, Elgin Mills east and west, upper Bayview Hill) — higher-end appliance packages similar to neighbouring Markham: French-door counter-depth fridges, electric ranges with convection, and built-in wall ovens. Brand mix is KitchenAid, Bosch, LG, Samsung heavy.
- Oak Ridges and far north — a mix of newer infill (2010s subdivisions around the Oak Ridges community) and older estate lots on large parcels. Some of the older estate lots are on private wells, which changes the service profile (see the FAQ).
- Yonge Street condos — growing cluster through Richvale, Langstaff, and north toward Elgin Mills. Builder-grade packages, concierge coordination, in-suite laundry stacks.
Water hardness runs 10 to 15 grains per gallon on the York Region system — roughly double Toronto. Hard-water effects are front-and-centre here: dishwasher spray-arm scaling, ice-maker slow-down, inlet-valve leaks, and visible tub residue are all more common in Richmond Hill than in Toronto proper. Quarterly dishwasher descale cycles, rinse aid every wash, and annual ice-maker cleaning make a real difference.
Oak Ridges Moraine and wells — a meaningful number of older detached homes in north Richmond Hill, Gormley, and the eastern edges of Oak Ridges are on private wells rather than municipal water. Well water in the moraine can run harder than 15 grains per gallon and sometimes carries iron or sulphur. That changes the service picture: we check for iron staining on the laundry tub, inspect the dishwasher inlet valve more carefully, and sometimes recommend a whole-house softener or iron filter where it makes sense. Buildings like Yonge Parc, Pavilia Towers, Beverly Hills, 75 Oneida Crescent, and the Trenmore towers are frequent stops. Most are newer builds with in-suite laundry stacks (typically LG or Samsung), counter-depth French-door fridges, and slim dishwashers.
