What's typical in Markham
Markham has a distinctive appliance profile driven by its housing stock, its demographics, and its water:
- 1990s suburban build-out (Milliken Mills, parts of Berczy, older Unionville infill) — appliances are 25 to 30 years old at this point if original. The first generation of builder-spec dishwashers and fridges from this era is hitting end of life; we see a mix of last-repair and full replacement decisions here.
- 2000s to 2010s build-out (Berczy Village, Angus Glen, Cathedraltown, Cornell, newer Box Grove) — higher-end factory packages were common here. French-door counter-depth fridges, induction and electric ranges with convection, panel-ready dishwashers, and integrated wall-oven / cooktop splits. Brand mix skews toward KitchenAid, Bosch, LG, Samsung, and the premium tier (Miele, Sub-Zero, Wolf, Thermador) in the larger detached houses.
- Historic cores (Markham Village along Main Street, Unionville along Main Street Unionville) — heritage-protected houses with small kitchens, often with beautifully renovated interiors and panel-ready integrated appliances. Tight access is the recurring service challenge.
- Downtown Markham (around the York University Markham Campus and Remington development) — newer mid-rise and tower condos with builder-grade packages and in-suite laundry stacks.
Water hardness is the dominant maintenance variable. York Region water averages 10 to 15 grains per gallon across Markham — visibly harder than Toronto. The practical effect: dishwasher spray arms scale faster, ice-maker production slows within a couple of years without descaling, and washer inlet screens clog at a rate you wouldn't see in downtown Toronto. We recommend quarterly dishwasher descale cycles with citric acid, rinse aid on every wash, and an annual ice-maker cleaning.
Appliance-per-household density is high in Markham. Many homes run two fridges (main plus garage or basement), a wall oven and a cooktop as separate units, a built-in microwave, a built-in coffee machine in the nicer kitchens, plus wine storage. Unionville's heritage kitchens
Unionville's Main Street and the surrounding blocks contain some of the best-preserved 19th-century houses in York Region — and behind the heritage facades, a lot of those kitchens have been remodelled two or three times. A recurring service pattern: integrated panel-ready dishwashers and column fridges hiding behind custom cabinetry, where the decorative panels have to come off carefully before anything can be serviced.
